DETAILS OF THE LOT:

2.04 acres, slight slope/flat plot that anchors a cul-de-sac.  There is a 4-family community well already in place.  This is good water! A 2,000-gallon cistern would be part of the package, as well as a septic system of course!

The lot also includes 1 legal share of the White Horse Ditch Canal Co for lawn and garden watering.  There is a head gate already installed in the White horse Ditch, which runs seasonally.  At this time, fees for your one share of the ditch are $210/year.  The White Horse Ditch Canal Company is a co-op and as a shareholder and member, you are to take care of your stretch of the ditch which includes keeping the ditch free from weeds and grass buildup.  You also are partially responsible for any repair costs to the head gate shared with one other owner, It’s a brand new head gate and waterline, installed in 2021.
